Farragut Deck and Screened Porch Replacement Project
This homeowner knew their deck needed help. Rain and weather were causing moss growth and wood rot. Carpenter bees and woodpeckers were making holes that looked bad and gave water a way in. It was time to make decisions. It was the perfect time for a new deck, a few repairs, and an upgrade of the deck’s functionality.
Cody Knapp handled the initial inspection and confirmed what the homeowner suspected. The damage was real, and the spot had room for something better. He also created a plan for a larger footprint, and produced a plan to solve all of these issues. The updated design would increase the overall size by 56 square feet, to 350 square feet.
What didn’t change with the new deck was keeping it screened in. We all know that mosquitoes are a problem in East Tennessee, especially at homes that back up to wooded areas. So with the enlarged covered area, the screened-in area of the deck increased by almost 100 square feet.
The final plans were submitted to Farragut for a permit, code check, and after approval, work began. The old deck was torn down and new, larger footers were poured to support the additional weight. Then came a new ledger board against the house and framing.
Because the ledger board attaches directly to the area that siding butts up against, it showcases why it’s smart to work with a company like Smith Roofing & Exteriors that has experience with more than just decks or roofs. Our siding experience means the home’s siding now meets up cleanly to the new deck, and so do the areas where the old deck was removed. This matters where the new cover meets the house too, for looks and for waterproofing. Another example: the old deck supports had damaged the home’s stucco, so our team brought in our stucco repairmen to address the walls. The rotten trim around one of the windows was also replaced by our team. All these examples are services that many other deck companies would contract out or ask you to take care of.
Deck boards came next. Pressure treated stringers and deck boards were installed, giving the workers a stable place to tackle the cover. Because of the lean-to style cover’s larger size, additional support of 2×12 front and side beams was added and tied into the walls of the home. The cover was built out, wiring run for the ceiling fan, and its ceiling and soffits finished with moisture resistant Mitten vinyl.
Everything was topped off by our dedicated roofing crew with underlayment and TAMKO Titan XT shingles in Olde English Pewter, a color that closely matches the home’s existing shingles. The fascia and support boards were covered in metal to stop future pest damage. Along the way, stairs and a 4×4 concrete pad, railing, and powder coated balusters were installed. Then came the screens. The homeowner chose Super Screen for added strength, along with the matching 36 inch aluminum screen door.
To finish off the deck, new oversized 6 inch seamless gutters and downspouts were installed by our gutter crew. The new deck is a much more livable space, it is safer than what it replaced, and it will bring relaxation to the family for years.

Project FAQs
Q: Do I need a permit to replace a deck or add a screened porch in Farragut?
A: Yes. The Town of Farragut requires a building permit for new decks, deck replacement and repairs, and screen porches, and also for adding a roof over an existing deck or patio. Farragut has adopted the 2018 code set, which is why this deck was framed to IRC 2018 standards. On this project Smith Roofing & Exteriors submitted the plans, pulled the structure permit, and covered all permit fees as part of the project pricing.
Q: Can a covered roof be added to an existing deck, or does the whole deck have to be replaced?
A: It depends on whether the existing framing and footings can carry the added weight. A cover puts real load on the structure below it, which is why the footers on this project were dug larger than the originals. The deck here was being replaced anyway because of rot and insect damage, so the new framing was designed for the cover from the start.
Q: What happens to my siding when a deck cover gets attached to the house?
A: The cover ledger and side beams have to tie into the house framing, and that framing sits behind the siding, so siding gets removed to connect it. The part that matters is what happens next. On this project the siding was reset so it meets the new deck and cover cleanly, with flashing at the house band and headwall flashing where the cover roof meets the wall.
