Roof Replacement and Chimney Restoration in Maryville

PROJECT OVERVIEW:
Smith Roofing & Exteriors completed a full roof replacement and chimney restoration on a 1930s Maryville home in two days. Scope included Owens Corning Duration shingles in Driftwood, ice and water shield, synthetic underlayment, a Lomanco OmniRidge Pro ridge vent, lifetime pipe boots, and a custom metal chimney cap.

The call came in to us about a roof leak. Water was getting in around the chimney, but the homeowner was not completely sure since there were missing shingles and the roof was long past its life. After inspection, the water was getting in multiple places, around the chimney and ridge, traveling down internal rafters, and ultimately dripping into the bedroom and living room ceilings. A fix was needed fast. The Smith Roofing team went to work.

They started by tearing off the old shingles. But before starting, extra care was taken to protect the landscaping and pool with heavy duty tarps. Because this was an older home, built in the 1930s, the roof deck had its share of dings, modifications, and holes over the years. All were repaired and covered with new OSB. And when homes have additions, there are always unique methods previous builders used to connect roofs, like the walkway cover between the existing roof and the freestanding garage. A little extra attention was given to those areas to ensure there were no future leaks. Then the team installed ice and water shield in valleys, around the chimney, and around roof to wall intersections for extra waterproofing. The whole deck was then topped off by synthetic underlayment for additional protection.

Next came the shingles. The homeowner went with an Owens Corning Duration architectural shingle in a textured Driftwood color. It is a color that looks right at home on the older property without looking dated like the previous shingles. Any protrusion like vents received their own new Lifetime Tool pipe boots to keep leaks a thing of the past. The whole roof was then topped off by a new ridge vent ensuring proper ventilation for long life of the new shingles.

The chimney also needed a lot of attention. The crew added counter flashing into all brick to roof intersections, then it was soft washed before being topped off with a matching metal chimney cap. The final result looks clean and tidy, matching the vintage of the rest of the home, while still protecting it from future weather damage.

The whole project installation took just two days from when crews started climbing ladders to completion.

Project FAQs

Q: How did Smith Roofing find the actual source of the leak when the homeowner had already tarped what looked like the problem area?

A: Smith Roofing inspected the full roof, both inside the attic and on the roof. Problem areas were found at multiple points around the chimney, ridge, and roof to wall intersections. Water was running down internal rafters from those entry points and dripping into the bedroom and living room ceilings. Because the leak paths were spread across the roof and the shingles were past their life, a full replacement was the right fix instead of a spot repair.

Q: How did the crew protect the in-ground pool and landscaping during tear off?

A: Before any shingles came off, the perimeter landscape around the work zone was covered with heavy duty tarps and the pool was covered to keep shingle granules, nails, and tear off debris out of the water. At the end of the project, all debris was loaded into a contractor supplied dumpster and the yard was finished with a magnetic nail sweep.
